Real Estate and Hospitality

Investments in real estate include residential and community projects, hotel and leisure facilities, commercial and retail developments. The project must be approved by the appropriate municipal or governmental authority and contain the appropriate statutory permits or licenses issued by the authority. The documents for review should contain an executive summary of the planned project, projected costs and ROI, Profit and Loss Statements, current financial statements on the principals and share holders over 10%, a feasibility study, land ownership details, marketing plan, architectural planning, engineering, planned infrastructure improvements, direct and indirect cost associated with the development in phase(s) and cash flow projections. The submission documents should include an application from the principals to GlobalCorp. and/or its associates with the type of financing required to launch and complete the project. The capital requirements could be a Joint Venture or a form of equity or a loan submission with the kind of loan required by the principals. If the application is for a Joint Venture relationship, state the amount of equity required and the amount of equity in which the principals require.

We aggressively manage the capital structure of our investments. We generally avoid properties encumbered by factors that typically reduce asset values, such as ground leases, pre-emptive rights, long-term management contracts or other restrictions on ownership and control. We generally deploy a mix of viable investment structures, including joint ventures and equity and debt syndications. We are able to source and execute unique and complex transactions, including direct equity investments in real property, debt investments secured by real estate, privately placed real estate securities, syndications and joint ventures with, or outright acquisitions of, real-estate operating or investment companies.
